It should not be just an option for the city. Cagayan de Oro's west district, composed mainly of Bulua, Iponan, and Kauswagan, should have been the city's next card in the table. The diameter of its economic orbit has length longer than that of the old downtown. In the west district, businesses are easily accessible to a large chunk of population in western Misamis Oriental and even to the residents of Lanao del Norte.
In western Cagayan de Oro alone, economic activity has been performed daily by the residents and even thousands of long-distance commuters in Westbound Terminal. Since Cagayan de Oro is the crossroad for travelers coming from northeastern bound to northwestern Mindanao and vice-versa, businesses near Westbound Terminal grew at a certain rate which gave major developers such as CityMall confidence to build its first branch in the city. Westbound Terminal, as well as other landmarks of economy in the west of the city, could have been the future core growth areas had not been the west diversion is forgotten.
"Slowly But Surely"

Economy is rising slowly but surely in the west of Cagayan de Oro. The district will finally have its first mid-rise building in the next few years. After Gaisano, it will open its next shopping mall in the name of CityMall Bulua just right beside Westbound Terminal, catering mainly passengers going to and coming from the west of Mindanao. Ayala will also draw residents with its Bellavita project also in Bulua. Kauswagan Highway, known for being the main automobile marketplace of Cagayan de Oro, boasts its promenade of different businesses aside from car showrooms such as hospitals and commercial establishments like Savemore Kauswagan and SnR Cagayan de Oro to name a few.
However, these investments are the least you can expect for a district characterized by an enormous potential. The opening of West Diversion Road, the road being used by big trucks and buses bound to West Bound Terminal, has opened the doors for a vast undeveloped land in Bulua that has topographical feature better than any place in the city. Its flat ground, an irony to a barangay in the city named Patag (flat) which is rather [steepy], is the best candidate should the city search for a new central business district. Unfortunately, it seemed that the city government did not see the potential laid on the wide, flat ground sorrounding West Diversion Road.
"Unseen Potential"
The diversion road was completed with only four lanes, no center isle and having no sidewalk. Its an ugly road with a beautiful view of the wide, calm, and sunny abandoned grasslands and fishponds. In some parts of the area, there were land filling since the ground is few inches lower than the road. There were also few ugly warehouses which could populate the roadside in the future if the unseen potential remains neglected.
What could diversion road offer the most is its accessibility. Anyone coming from west Misamis Oreintal, Lanao del Norte, Misamis Occidental, or even as far as Pagadian and Zamboanga who took a bus ride can simply drop by the area. No need for a jeepney ride unlike in CM Recto where you have to tranfer to a jeepney since city proper is off limit to buses. Going back home is neither a hassle since the same route are taken by buses leaving the city.

The area could have also been feasible for building IT Parks. Call center agents can simply take a bus going home to nearby towns. This is a win-win solution for both the city and her constituents in the metropolis. Any worker can choose to stay in the nearby towns due to easy transportation. This set-up will not just decrease population growth in the city but will also spill over developments in the nearby towns.
The area could have also been feasible for building IT Parks. Call Aside from BPO locators, this portion of land in Bulua could have been a home to shopping malls and condominium towers. More customers will flock the area because of the single bus ride advantage. Its also [condusive] to giving birth to new residential areas. A better image of Cagayan de Oro will be painted through implementing urban planning.
What else can satisty the heart of a true-blooded traveller if its not the beauty refracting in the window of his soul? The West Diversion Road would have been so pleasing in the eyes of the passengers who just happened to passby Cagayan de Oro if landscaping was considered by the city officials. Tremendously unfortunate it is that the diversion road was finished with only four lanes of dusty street.
The impression this road will make to the travellers will be the last as they bid goodbye to the City Golden Friendship. The memories could have been better if a road with gorgeous center isle or a sidewalk of palm trees will be the last thing that will be imprinted in their minds. Imagine if its a very wide street contoured with business districts and recreational parks, this part of Cagayan de Oro city will be a scenery that will invite more tourists. It will erase the old notion that Cagayan de Oro is a city where old and new buildings seem like pushing one another side by side in a small street.
No dreams will ever come true without the political will of the officials currently elected in the government. How much are they willing to take a big leap for a new endeavor? Do they really care about making the city presentable? What are their priorities aside from the traditional building of schools and hospitals? Do they dream for a sustainable city in the future? More importantly, do they really have the heart of a real city-lover?
These questions are non-quantitative and we can only determine the answers through the footprints made from their finished projects. Again, tremendously unfortunate it is that if you ask yourself if they have plans for a sustainable city and you base your answer on the quality of their projects, the answer would be no, they do not have any.
